Condo-Hotels:
The latest trend in the real estate and hospitality
industry is what is commonly called condo-hotels.
The concept is the following: buyers are purchasing a hotel room
in usually a luxury resort, then rent it out through the management
of the condo-hotel to get a recurring income. When owners want
to use their property they usually reserve some dates that vary
from year to year or simply come when the room is empty. Usually
owners may decide to give in the hotel management program, but
they may elect not to do so. In the later case they will enjoy
having a small apartment with all services and amenities of an
hotel. Regulations of different condo-hotel may vary, often a
lot of restrictions apply.

This concept was created and launched mainly in
Miami and Fort Lauderdale. Most of the condo- hotel properties
were usually luxury high-rises (4 or 5 stars) well located in

standard, high rental revenue figures as well as maximium occupancy
rate. The management company and the developer of those condominium
usually request the use of the best construction material and
the most beautiful furniture.
The last 18 months saw historic smaller size south
beach hotels being transformed in condo-hotels such as the tides
or the Breakwater. The miami florida real estate market saw this
new market segment expand the realm of it investments opportunities.
